How to Compare Pool Builder Proposals

“I compared the proposals apples-to-apples…” is a comment we hear from time to time. After a few simple questions, many of our clients realize that pool builder proposals actually weren’t apples to apples. With proper due diligence, you’ll be better protected from a bait and switch scenario that leaves you with unwanted surprises like unnecessary change orders or cut corners.

Here are line items that are required or recommended for every pool project. If you don’t see it on your proposal, then the builder may not be thinking through your project thoroughly or setting you up to pay an unexpected bill.

  • Survey - Required for permitting in almost all jurisdictions

  • Site plans

  • Pool - Learn more about pool types here.

    • Prefabricated (fiberglass, composite, precast concrete)

      • Shell

      • Freight to get the shell from the manufacturer to the jobsite

      • Pool installation

        • Excavation and haul-off

        • Crane - This is a common line item left off of pool builder proposals, but still required for a successful installation

        • Plumbing

        • Gravel

        • Bond beam

    • Built on site

      • Excavation and haul-off

      • Gravel

      • Rebar materials and labor

      • Gunite, shotcrete or other base material and installation

      • Interior finish application

      • Waterline tile

  • Pool equipment

    • System Automation - Recommended

    • Pump - Required

    • Filter - Required

    • Sanitizer - Required. We recommend UV with secondary or salt.

    • Heater - Recommended

    • Powered safety cover - Sometimes required, always recommended

    • Telescoping pole with brush and net - Required

    • Vacuum - Recommended

  • Pool utilities

    • Electric - Required

      • Four point connection and copper halo to bond and ground the pool

      • Wiring to bring power to equipment

    • Gas - Required for natural gas or propane heater supply

  • Start-up Service

    • Firing up equipment

    • Routine pool and filter cleanings through construction

    • Pool school

  • Hardscape

    • Coping perimeter immediately around pool

    • Patio as pavers or concrete

    • Deck

    • Retaining walls as needed for aesthetics or structure

    • Aesthetic features

  • Landscape

    • Planting beds

    • Lawn repairs

    • Stormwater management such as modified french drains

  • Lighting

  • Fencing - Required in many jurisdictions, even for pools with covers

  • And other elements discussed with the pool builder or depicted in your design
